Financial Planning for a Move to Provo

At a glance

  • Provo is the county seat of Utah County, home to Brigham Young University and Utah Valley Hospital, with Provo Canyon and Utah Lake on either side.
  • Housing costs less than in Salt Lake City, though Utah County has been among the fastest-growing areas in the country and prices have followed.
  • Utah’s flat 4.45 percent income tax for 2026, the 45 percent primary residence exemption and no estate tax apply here as everywhere in the state.
  • Families moving here often arrive with young children; the plan should cover childcare, education savings in my529 and the right amount of life insurance.
  • A commute north to Salt Lake or Lehi is common. FrontRunner is an alternative to Interstate 15 worth pricing in.

Provo is a different place from Salt Lake City, forty-five miles south and a world apart in feel. It is a university town with a young population, a strong local economy tied to education, healthcare and the tech corridor to the north, and a setting between the Wasatch and Utah Lake that is hard to beat. People moving to Provo tend to be families, graduate students and faculty, employees of the hospital or the growing tech firms, and retirees coming to be near children and grandchildren.

Housing in Provo and nearby

Provo home prices are lower than Salt Lake City’s and lower than the north end of Utah County around Lehi and Highland. The city has a mix of older neighborhoods near downtown and the university, mid-century homes on the east bench below the mountains, newer subdivisions on the south and west, and a large rental market driven by students. Neighboring Orem, Springville and Spanish Fork offer more house for the money with a slightly longer drive.

Utah’s property tax rules apply: a primary residence is taxed on 55 percent of its market value, and Utah County rates are moderate. Utilities are inexpensive, and Provo operates its own power utility. Groceries carry a reduced state sales tax rate. Overall, Provo’s cost of living sits a little below the Salt Lake Valley and well below most coastal metros.

If you are buying in an older neighborhood, budget for the age of the home. If you are buying in a new subdivision, read the HOA documents and understand any special assessments or improvement district taxes attached to the parcel; these are common in fast-growing areas.

Utah taxes for a new resident

Utah taxes income at a single flat rate, 4.45 percent for 2026. There are no local income taxes. For families, Utah’s child tax credit expanded in recent sessions, and contributions to the state’s my529 education savings plan earn a Utah tax credit up to a per-child cap each year. Utah has no estate or inheritance tax.

If you are moving mid-year, you will file part-year returns in both states. Update your driver license, voter registration and vehicle registration promptly, and your estate documents soon after; our article on updating your estate plan after moving to Utah covers what changes. For a comparison of Utah’s tax with other states, see Utah’s income tax for people moving from other states.

Commuting

Many Provo residents work in Provo or Orem. Many others commute north to the Silicon Slopes employers in Lehi and Draper or into Salt Lake City. Interstate 15 is the main artery and is congested at peak hours; the drive to downtown Salt Lake can run from 50 minutes to well over an hour. FrontRunner commuter rail runs from Provo Central Station north through Lehi to Salt Lake and Ogden, and for a commuter it can replace a second car, which is worth several hundred dollars a month in a family budget.

Getting around from Provo. Our Salt Lake City office about 45 min; Downtown Salt Lake City at peak hours 50 min to over an hour.

Healthcare

Utah Valley Hospital in Provo is Intermountain Health’s regional medical center for the county, with a full range of specialty care, a trauma center and a children’s unit. Timpanogos Regional Hospital in Orem and Mountain View Hospital in Payson add options. For highly specialized care, University of Utah Health and Primary Children’s Hospital in Salt Lake are about an hour north. Health insurance is usually through an employer; those on Medicare should confirm Advantage plan networks include Utah County providers.

The family financial checklist

Many households moving to Provo are at the stage where the plan matters most and gets the least attention. In the order of our Purposeful Planning Process:

  • Define the why. Proximity to family, a job, school, lower costs. The reason shapes how long you expect to stay, which shapes rent versus buy.
  • Take inventory. New budget with Utah taxes, childcare, housing and commuting. Emergency fund sized to the new numbers.
  • Protect the household. Term life insurance sized to replace income through the youngest child’s independence, disability coverage, and a will naming guardians. Utah wills and powers of attorney should be signed after the move.
  • Save in the right order. Employer match first, then a Roth or traditional IRA depending on income, then my529 for the children with the Utah credit in mind. Our article on using my529 is written for grandparents but explains the plan.
  • Housing decision. How much of the budget the mortgage takes, and whether a one-car household with FrontRunner works.
  • Investments. Match the portfolio to the timelines: a down payment in two years is not a stock market investment; a retirement thirty years out is.

Hypothetical example: A couple with two young children moves from Phoenix for a faculty position at BYU. They rent near the east bench for a year, then buy a 1970s home with a yard. The plan sets a monthly my529 contribution that captures the Utah credit for each child, adds a 20-year term life policy on each parent, builds a four-month emergency fund at the new budget and routes the Utah income tax they now owe into the plan. They sell the second car and use FrontRunner for the husband’s twice-weekly trips to Salt Lake. The example is illustrative only.

Frequently asked questions

Is Provo cheaper than Salt Lake City?

Generally yes, particularly for housing. Utah County has grown quickly and prices have risen, but Provo remains below Salt Lake City and below the Lehi and Highland area to the north.

How long is the commute from Provo to Salt Lake City?

By car, 50 minutes to well over an hour at peak times on Interstate 15. FrontRunner commuter rail runs from Provo Central Station and is a reliable alternative for many commuters.

What is the Utah my529 tax credit?

Utah residents receive a state income tax credit for contributions to a my529 account, up to an annual cap per beneficiary that is adjusted each year. The credit makes my529 the natural first choice for Utah families saving for education.

Does Utah have a state estate tax?

No. Utah has neither an estate tax nor an inheritance tax. Federal estate tax applies only above a very high exemption.
